The Consumer Code for Home Builders

Buying a new home is a significant and exciting milestone—and it’s important that the process feels clear, fair, and supportive from start to finish. That’s where the Consumer Code for Home Builders comes in.

Established by the home-building industry, the Code is designed to protect you as a purchaser by making the buying process more transparent and consistent across the sector.

When you buy a newly built home, you’re making one of the biggest investments of your life.

The Code helps ensure you know exactly what to expect—both in terms of the service you receive and the protections in place—before, during and after your move.

You’ll benefit from:

  • Clear, honest marketing and advertising
  • Comprehensive information to help you make an informed decision
  • A smooth and well-communicated purchase journey
  • Access to after-sales support and a clear complaints procedure

Independent dispute resolution

If any issues arise, the Code also offers a free, independent dispute resolution service to resolve concerns swiftly and fairly.

The Code applies to most new homes built in the UK by developers registered with major home warranty providers: NHBC, Premier Guarantee, LABC Warranty, and Checkmate (Lockton). Some homes may fall under different consumer codes, so it’s worth checking with your developer or warranty provider. You should receive a copy of the relevant code when you reserve your home.

What the Code Requires from Home Builders

To meet the Consumer Code, home builders must provide:

  • Accurate and reliable marketing materials
  • Clear pre-purchase information to help buyers make informed choices
  • Trained customer service staff
  • Full contact details for the builder and relevant organisations
  • Information about your home warranty cover
  • A written contract, including your cancellation rights
  • Clear timelines for construction, completion and handover
  • An accessible and responsive after-sales service
  • A straightforward complaint handling procedure

 

The current Code (fifth edition) applies to homes reserved from 1 January 2024. The previous version (fourth edition) applies to homes reserved on or before 31 December 2023.
