Stamp duty is the tax charged by the Government when you buy a home. The amount you have to pay depends on the house value and whether you are a first-time buyer, moving home or purchasing an additional property.

From the 1st April 2025 the stamp duty thresholds will be changing, so if you complete your purchase by 31st March 2025, you could save thousands.

First Time Buyer Relief

First time buyers in England & Northern Ireland currently benefit from a stamp duty relief on properties up to £625,000.

However, from the 1st of April 2025 you will be paying stamp duty on the cost of a property starting from £300,001 at a rate of 5%.

This means that a property on the market at £380,000 will cost you an extra £4,000 – UNLESS YOU ACT NOW TO BEAT THE RISE!

To qualify as a first time buyer, you must meet the following criteria:

  • You, and anyone else you are buying with, have never owned a property or had any freehold or leasehold interest in a property before.
  • You are purchasing the property to use as your main residence
  • The property you’re purchasing is less than £625,000

How can I beat the Stamp duty rise?
